WHICH SURVEY?

There is a choice of surveys available and you are encouraged to discuss your specific needs with us in order to ensure that the most appropriate is carried out for you. However, the most frequently requested reports are explained here, to give you an understanding of which type of report you may require.

Level 3

(formerly called a Building Survey)

This survey is more thorough and detailed than the others and will address matters such as the materials used for each part of the building, defects and remedial options as well as issues related to the future maintenance of the property. Where possible, concealed areas such as roof spaces normally opened or used by the occupiers are inspected if it is safe to do so.

Although services are not tested, they are observed in normal operation. This level of service is for clients who are seeking a professional opinion based on a detailed assessment of the property.

Whilst some indication of likely cost implications can be provided, the current economic climate and on-going world events have produced a constantly changing construction industry market. Consequently, it is not in the clients’ best interest to provide such costings at this time and we would always advise you to seek several quotations from qualified contractors in order to assure yourselves of any likely cost implications.

Level 2

(formerly known as a Homebuyer survey)

This report is designed for clients seeking a professional and objective report on the condition of the main elements of a property. It will not contain any detailed advice on repairs or likely costs of remedial works.

This intermediate level of service includes a more extensive visual inspection of the building, its services, and grounds. This report can cover a broad range of conventionally built properties and is suitable for properties dating from 1945 onwards. However, if your property has been heavily renovated or extended, you may wish to consider upgrading to a Building Survey (Level 3) in order to provide a more in depth level of report.

Properties older than this would certainly benefit from the detailed advice provided in a Building Survey in respect of living in and maintaining these types of properties and we are obliged to recommend a Level 3 inspection for this type of property.

Snagging Survey

Designed for clients purchasing a new build property seeking a professional and objective report on a visual inspection of that property. No tests of the building fabric or services are undertaken.

This level of survey is designed as a very basic overview of the condition of the property. It will not contain any detailed advice on repairs.
